Armed Forces Retirement Home Sheridan Bldg Construction Services

The General Services Administration (GSA) is procuring General Construction Services for the Armed Forces Retirement Home (AFRH) Sheridan Building Renovation. This project is being conducted as a full and open competition using the tradeoff method to ensure the best value to the government. The Sheridan Building is an occupied, eight-floor, 387,350 SF facility originally constructed in 1962. It is situated on the 272-acre AFRH campus at 3700 N Capitol Street NW, Washington, DC 20011, which is recognized as a historic district on the National Register of Historic Places. The renovation is designed to transform the Sheridan Building into a modern residential facility providing 354 spaces for both independent and assisted living. These resident rooms will feature kitchenettes, ADA-compliant bathrooms, living spaces, and bedrooms, with unit sizes ranging from approximately 275 to 800 sq. ft..
